The Judy Orr Team of HomeSmart
Judy Orr has been licensed since 1983. Her husband Jimmy Herter got his real estate license in 2011, but he is no longer licensed. With Judy's long and extensive experience and Jimmy's construction background, they form a perfect team for both buyers and sellers in Carefree, Cave Creek, Fountain Hills, North Phoenix, Paradise Valley, and all of Scottsdale. These are our main areas. Call us first if you're interested in a town that isn't listed here.
Judy and Jimmy work as a team with Jimmy as Judy's assistant. Most clients will meet both of us on showings as Jimmy does the driving, opens lockboxes, turns on lights, and then turns them off while Judy has her full attention on you and any questions you might have. Jimmy handles the paperwork and transaction management.
As your Buyer's Representative, Judy can make the process of house hunting much easier and more efficient than if you did it all yourself. She can help you get financing with great lenders that will help you determine your budget, and she will prioritize a list of essential features that you need in your next home. You will save valuable time by finding the properties that best suit your requirements, and will show you any of the homes you want to see.
Once you've found a place that catches your eye, Judy will look at comparable properties in the area to help determine a purchase offer. Then she will negotiate on your behalf to make sure you get the most favorable terms. It's Judy's job to look after your best interests, and she will do so at no extra cost to you as a buyer.
If you're ready to start house hunting, you can search real estate listings now. You can also refer to our Buyer's Guide for helpful tools and buying advice. To start working with an agent right away, please contact us.
Selling a house can be an overwhelming task. We know what today's buyers expect and want.
First, we'll perform a comparable market analysis (CMA) to determine the most appropriate price for your home. Then we'll provide home staging advice and suggest any repairs or changes that will help draw buyers in. We don't want you to make updates or repairs that aren't necessary. In fact, we wouldn't tell you to do something we wouldn't do ourselves.
When it comes to negotiating a purchase offer, we'll make sure that you get the best price the market will allow. We'll help you understand contract contingencies and details of the closing process, in addition to handling all the paperwork for you. Essentially, we're here to represent you throughout the entire selling process and to make sure that your real estate transaction is a positive and profitable experience.
